La Zagaleta
· 9 min. read · by Jazmin Villarino
There are gated communities, and then there is La Zagaleta. The distinction matters. Most luxury urbanisations control who enters through a guarded barrier. La Zagaleta controls everything: the roads, the woodland, the wildlife, the silence. Its 900 hectares of Mediterranean hillside above Benahavís hold fewer than 230 completed villas, a ratio of space to homes that is almost without parallel in European residential real estate. Deer graze along the internal roads. Eagles circle above the oak forest. And from the highest plots, on a clear day, you can see the coastline of Morocco.
Where is La Zagaleta?
La Zagaleta sits within the municipality of Benahavís, in the hills above the coast, within easy reach of Marbella and the surrounding towns while remaining genuinely removed from them. Marbella centre is around 20 km, roughly 25 minutes by car. Puerto Banús is 12 km, about 20 minutes. San Pedro de Alcántara is 9 km, under ten minutes.
The estate occupies elevated Mediterranean woodland in the foothills of the Serranía de Ronda, at an altitude that produces views across the entire Bay of Marbella, south to Gibraltar and beyond the Strait to the mountains of northern Morocco. Access is through a single staffed entrance. There are no public roads passing through the estate and no commercial premises open to anyone who has not been authorised to enter.
Why choose La Zagaleta to live or invest?
- Spain's most expensive real estate market. In 2025, the cost of luxury homes in La Zagaleta generally ranges from €4 million to upwards of €20 million. Plots start at €2 million, with prime locations fetching up to €6 million or more. Ultra-modern luxury villas can reach €40 million, with some properties never officially hitting the market. These are not speculative figures: trophy acquisitions in prestigious areas like La Zagaleta often exceed €20-40 million.
- Structural scarcity with no equivalent. The low-density philosophy that shaped the estate's original development has been rigorously protected ever since. With fewer than 230 villas across 900 hectares and a planning covenant limiting density, there is simply no comparable product anywhere in Spain.
- A complete private world. La Zagaleta does not ask its residents to leave for anything that matters. Two private golf courses, an equestrian centre, tennis and padel, hiking and cycling trails, clubhouse dining and a private helipad are all within the gates. It is the only residential estate in Spain that functions as a fully self-sufficient private country club.
- Consistent value appreciation. With only a limited number of properties available, prices in La Zagaleta have continued to appreciate over the years, driven by low supply and high demand. The post-pandemic shift toward privacy and space accelerated demand significantly, and the best plots, those with direct golf course frontage or unrestricted sea views, rarely reach the open market at all.
What types of properties are available?
The residential offer at La Zagaleta is exclusively villas, each on a substantial private plot. Today, La Zagaleta offers around 230 homes ranging in size from 3,000 to 10,000 square metres of built area, with the spectacular Serranía de Ronda as the backdrop.
The architectural range is wide: original Andalusian-style mansions built in the 1990s, many recently renovated, sit alongside contemporary ultra-modern villas with architectural ambition that rivals anything being built on the Mediterranean coast. The best of the newer generation feature indoor pools, home cinemas, smart home systems, multi-car underground garages and staff quarters as standard.

The starting price for an older home with at least 700 square metres built is from around €5 million upwards, requiring renovation. For ready-built modern villas, prices soar to €40 million, with some properties never officially hitting the market. Plots, when they come available, start at €2 million and rise to €6 million or more for the most coveted positions.
What is the environment and atmosphere like?
La Zagaleta does not feel like a residential development. It feels like a private nature reserve in which some very beautiful houses have been thoughtfully placed. The internal roads wind through oak and pine woodland, past lakes and open meadows, with wildlife that includes deer, birds of prey and a variety of protected species. The scale of the estate means that even with 230 properties, encountering another resident on the road is genuinely rare.

The altitude, between 300 and 600 metres above sea level, produces a microclimate that is cooler and cleaner than the coast below, with panoramic views that change character through the day as the light shifts. At dusk, when the sun drops behind the Serranía de Ronda and the lights of Morocco begin to appear across the Strait, the views from the upper reaches of the estate are among the most extraordinary of any residential address in Europe.
How well connected is La Zagaleta?
By road, La Zagaleta is more accessible than its seclusion suggests. Puerto Banús is 20 minutes, Marbella centre 25 minutes, and Málaga Airport approximately one hour. The AP-7 motorway, accessed via San Pedro de Alcántara, provides fast connections in both directions along the coast.
La Zagaleta has a private helipad and operates a helicopter service for personalised private pick-ups or transfers, including to Málaga Airport and day trips to Morocco and other parts of Andalusia. For residents who travel frequently, this effectively places the estate 15 minutes from international flights rather than an hour.
What amenities and services are available?
La Zagaleta's facilities include a heliport, equestrian centre, two 18-hole golf courses with two clubhouses, and a full range of sporting facilities. The Old Course Clubhouse offers over 5,000 m² of amenities: a fine dining restaurant, bars and lounges, an events pavilion, meeting rooms, an organic food gourmet shop, poolside areas and a Pro Shop.
The equestrian centre includes a riding club, riding school and covered training area for dressage and show jumping. The Tennis and Racquet Club provides tennis, padel and racquet courts to the same high standards as everything else on the estate. Four nature trails of approximately 7 kilometres each are accessible on foot, horseback or bicycle.
La Zagaleta's management offers a wide range of made-to-measure services including personal shoppers, private transport and all kinds of à la carte home services such as gardening, landscaping, pool care, housekeeping and laundry.
Dining at La Zagaleta
Within the estate, the Old Course Clubhouse restaurant provides formal dining for residents and their guests, with a terrace bar and restaurant for lighter meals. For 2026, private bespoke in-villa dining is also available via Chef Mariano, with a concept described as "technical rigour, Asian influences and Mediterranean soul".
Beyond the gates, La Zagaleta's position within the municipality of Benahavís is a genuine advantage: Benahavís village, ten minutes away, has earned a reputation as the "dining room of the Costa del Sol" for its concentration of quality restaurants along a single restaurant street. Marbella's Golden Mile, with Nobu, Leña and the Marbella Club Grill, is 20 minutes away. Skina, one of Andalusia's most celebrated Michelin-starred restaurants, is within the same easy reach.
What schools are near La Zagaleta?
The Costa del Sol is home to some of Spain's most prestigious international schools. Aloha College is located 15 km away, offering a British curriculum for students aged 3 to 18. Laude San Pedro International College is a 20-minute drive. Swans International School, with campuses on the Golden Mile and in Sierra Blanca, is also within comfortable daily commuting distance.
All three are among the best international schools in Spain, with consistently high university placement rates and genuinely international student bodies that reflect the profile of La Zagaleta's resident community.
What else can I do in and around the area?
Golf is central to La Zagaleta's identity, with two private 18-hole courses reserved exclusively for residents and their guests. Beyond the estate, the Golf Valley of Nueva Andalucía, Puerto Banús and the wider Marbella municipality offer over sixty courses within 30 minutes.

The estate's own trails provide walking, hiking and mountain biking through protected Mediterranean woodland with views that rival any organised excursion. The equestrian centre extends those options on horseback, with guided trail rides across the estate's hillsides.
Further afield, the white village of Benahavís is ten minutes away. Ronda, one of Spain's most dramatic hilltop cities, is under an hour. Morocco by helicopter is a morning's excursion. Sierra Nevada skiing, approximately two hours east, makes a winter morning on the slopes and an evening back at the estate a realistic combination for committed skiers, particularly given the flexibility of helicopter travel from the estate.
Is it safe to live in La Zagaleta?
La Zagaleta is a gated and extremely secure residential community, guarded by 24-hour manned security at the only two entrances to the estate. There are no public roads passing through it, no casual visitors, and no commercial access for anyone not pre-registered by a resident. The estate operates its own internal security infrastructure, and the nature of the community, a small number of high-profile residents with a strong shared interest in privacy, reinforces that environment at every level.
For buyers who value discretion above all else, La Zagaleta is without question the most secure residential environment in Spain.
